In a picturesque setting, straddling the River Burn, The Water Mill Race lies in the heart of the Burnham’s.
The small hamlet of Burnham Overy lies less than a mile to the south-east and the fashionable market town of Burnham Market lies to the south. Both are about a 15minute walk away. The harbour of Burnham Overy Staithe is a 15-minute walk to the northeast and the hamlet of Burnham Norton is a similar distance to the northwest.

Close to numerous attractions such as Burnham Market, the vast expanse of unspoilt coastline and dunes, wonderful coastal walks, opportunities for outdoor activities such as walking, cycling, sailing, kayaking and paddleboarding. An abundance of local shops and artisan producers – from dressed crabs from the Crab Hut in Brancaster Staithe to the upmarket restaurants of Burnham Market to the local pub, the Hero in Burnham Overy Staithe. 130 miles by car from Central London, approx. 2 hrs drive from Cambridge / Stansted airport, approx. 40mins from the train station in Kings Lynn with direct train service to London Kings Cross.

WILDLIFE
The property is surrounded by protected marshland and reed beds which affords sightings of extraordinary wildlife including marsh harriers, hen harriers, bitterns and, if you are lucky, otters.



BEACHES
The house is within walking distance of some of the most beautiful beaches in the country (if not the world!). Gun Hill can be reached via Burnham Overy Staithe and Scolt Head Island can be accessed at low tide.

WALKING
The Water Mill Race lies 200m from the North Norfolk Coastal Path. The path stretches from Hunstanton in the west to Cromer in the east and follows the sand dunes, the vast beaches and the marshes that make this area of the country so exceptional.



BOATS
If you love pottering in small boats, then there are endless opportunities for fun and adventures. Whether it's exploring the tidal creeks by canoe, dinghy sailing, windsurfing or paddleboarding, there is always something to keep you (and the children!) entertained.
